Overview of Sandbridge, Virginia Beach, Virginia

I’m Jake Maines, and as a Sandbridge, Virginia Beach realtor, I’m thrilled to share why Sandbridge, Virginia Beach, is an exceptional place to buy a home. Imagine waking up every morning to the sounds of waves crashing on the shore and hearing birds singing. That’s what everyday life is like in Sandbridge. It’s a place where the hustle and bustle of city life feels worlds away, yet all the amenities you need are within reach.

sandbridge virginia beach homes for sale and neighborhood guide

I’ve created this Sandbridge, Virginia Beach neighborhood guide as a way to help you learn the ins and outs of this stunning location. Jake Maines, Virginia Beach Realtor, is always just a call or message away from helping you to check out the homes for sale here.

I want to point out one of the most important real estate aspects of Sandbridge. Unlike many other areas in Virginia Beach where the city has placed restrictions on short-term rentals, real estate owners in Sandbridge have the ability to turn their homes or condos into rentals.

In other words, if you want to rent out your home for a week and generate some money doing so, that’s easy to do in Sandbridge.

As your Sandbridge, Virginia Beach real estate agent in the area, I would be happy to help you navigate purchasing your new primary residence or a vacation rental property!
Sandbridge offers a unique experience, nestled between the Back Bay National Wildlife Refuge to the south and the Dam Neck U.S. Navy Base to the north, and it offers a spectacular opportunity to enjoy the coastal waterfront to the east and the bay to the west. There’s just one way in – Sandbridge Road, and that’s what makes this community so special. There are fewer tourism-focused amenities and more of the natural beauty that this region has to offer.
Still, the 4.5 miles of this community has plenty of its own charm, from tree-lined neighborhoods to homes right on the waterfront. A few shops and restaurants are nearby, and there’s ample hiking and biking to do at the nearby state and national parks.

A somewhat remote location, I would say Sandbridge, Virginia Beach, provides all of the best features of this region without the over-the-top commercialism and tourists that we see in the main Oceanfront District. At the same time, it’s about a 30-minute drive to the Chesapeake Bay area, providing you with easy access to everything from fine dining and entertainment on the Virginia Beach Boardwalk to the luxury shopping and entertainment along the whole east coast of the state.

Margie and Ray's Crabhouse and Restaurant near sandbridge

Margie and Ray's Crabhouse and Restaurant ($$)

One of my personal favorites in the area for steamed blue crab is Margie and Ray’s Crabhouse and Restaurant. It’s rustic and simple, and there’s always a local catch of the day offered at a great price. Unlike the more upscale destinations in Norfolk, I find this location to offer more downhome, local options with bigger portions.

Sandbridge Island Restaurant in sandbridge virginia beach

Sandbridge Island Restaurant ($$)

When you’re walking along the water and want a fast lunch, check out Sandbridge Island Restaurant. Again, it’s small and locally owned, the type of old-school location you know is going to have the best food possible. Fried seafood, pizza, fries, and more are all made to order. It’s an excellent long-time beachfront eatery.

Another very affordable location with authentic, freshly made cuisine is Jose Tequilas Mexican Grill and Bar. Another recommendation here is that if you’re hosting a group of people, consider the catering from this location.

Blue Pete's Restaurant ($$)

Located in the Pungo historic area, it’s well worth a reservation to visit Blue Pete’s Restaurant. I particularly love those waterfront views and have attended a couple of private events here. It’s just 10 minutes from the beach and is a local favorite. This is also a good location for those looking for brunch with some friends.

Simply Steamed ($$)

Simple is really a great name for this popular location. Simply Steamed has some great local seafood that’s served properly prepared like the locals do. This location is seasonal, though, but they do offer some great holiday pies well into the season.

Harris Teeter near sandbridge virginia beach

Harris Teeter

If you are looking for a true grocery store, check out Harris Teeter on Princess Anne Road. Noted for its deli and bakery, I also like to shop for health products here because it tends to be a bit more affordable.

I find it to be one of the best locations for a laidback day, weekend, or month (though a move here is certainly going to put the fun close to you!) Here are my recommendations.

It’s nature at its best with the sand dunes and hiking along the water. False Cape State Park is undeveloped and one of the few areas along the Atlantic Ocean in the United States of America that is still protected. It’s home to the Wash Woods community and the Little Island Coast Guard Station as well.

Sandbridge Real Estate Market Overview – Jake's Real Estate Market Breakdown

The housing market in Sandbridge is somewhat competitive. I really feel like there are some great opportunities here for those looking for oceanfront property. Here are some key specs.

The median sale price of a home in Sandbridge was $966,000 last month, which is a decrease of 16.5% compared to the previous year[1], and the overall price per square foot was $406. It takes about 28 days for a home to sell right now, so you have to act somewhat quickly if you find your dream property.

As for value, the average home value in Sandbridge is $1,023,504, which is about 9.2% over the past year[2]. The prices of homes in Sandbridge vary significantly, with some homes listed for as low as $214,900 and others reaching up to $2.1 million[6][11].

Another nice benefit for many of my clients is finding the right type of home for their needs. You can find homes that provide direct waterfront access to Back Bay and others along the Atlantic Ocean coastline. Also notable is that there are some smaller neighborhoods with tree-lined streets where you can easily wave to your neighbor in the morning. While single-family homes are popular, condos are available, too, many with excellent upgrades like granite countertops and open floor plans.

Also notable is the rental market. As I mentioned, this is a good location for those who want the flexibility of a short-term rental. There are about 46 rentals in Sandbridge, with prices ranging from $1.8K to $10.5K per month[5]. This provides an opportunity for investors looking to purchase properties for rental income.
