Aragona Village is a 1950s neighborhood just north of Town Center, between Witchduck Road and Independence Boulevard and a block above Virginia Beach Boulevard. Building started in 1955, when it was the largest subdivision in the city, so most of what you’ll find is brick ranches on wide, deep lots, and a typical home sells for around $335,000. Life in Aragona Village, Virginia Beach: Community Overview
Aragona Village sits in the middle of the city, so you’re close to most things without living on top of them. Town Center is a few minutes south, the Oceanfront is 15 to 20 minutes east, and Norfolk is closer than it is from almost anywhere else in Virginia Beach. The neighborhood itself is quiet and mostly houses, so the restaurants and shops are along the main roads at its edges. It’s among the nicest neighborhoods in Virginia Beach for the money, and the sections below cover what’s close by.

Jake’s Top Things to Do near Aragona Village
Aragona Village is mostly houses, so most of what there is to do is a short drive away: the bay beach to the north, the ballfields next door and the parks and rec center in the section below. Here’s where I’d start.
Chic’s Beach
Chesapeake Beach, which everyone here calls Chic’s Beach, is the closest beach to Aragona Village: straight up Independence Boulevard to Shore Drive and the Chesapeake Bay. It’s calmer and less touristy than the Oceanfront, which makes it the better pick for an early Saturday morning.
Aragona Pembroke Little League Park
Aragona Pembroke Little League at 595 De Laura Lane has been playing since 1960, which makes it one of the oldest little leagues in the city. Spring and summer evenings are when the fields fill up, and anyone can sit in the stands and watch a game.

Most of the restaurants near Aragona Village are along Independence Boulevard and Witchduck Road, a few minutes from any house in the neighborhood. You’ll find chains, but the independent places are the ones I keep going back to. Here are my favorites.
Mazari Kebab – Middle Eastern – 4.5 Stars - $$
Mazari Kebab at 676 North Witchduck Road, right at the west edge of the neighborhood, is counter service with a Middle Eastern menu: chicken and kobida kebab platters, lamb chops, lamb gyros and baklava. It’s closed on Mondays.
Kelly's Tavern – American – 4.1 Stars - $$
Kelly’s Tavern at 1049 Independence Boulevard is part of a small local pub chain, and it’s open late every night. Go for a smash burger, the tavern chili or the fish tacos.
The Egg Bistro – Breakfast – 4.9 Stars - $$
The Egg Bistro at 1033 Independence Boulevard, a few minutes north, is independent and locally owned, and it serves breakfast and lunch every day with six local beers on tap. The shrimp and grits and the crab cake Benedict are the dishes people come back for.
Mangia Qui Italian Bistro – Italian – 4.5 Stars - $$
Mangia Qui Italian Bistro at 550 Independence Boulevard makes everything to order, and the tortellini alla vodka is the one to get. It’s dinner only, Wednesday through Sunday, and the fireplace makes it the spot for a cool night, so book ahead when the weather turns.
Colattao Coffee House – Coffee – 4.7 Stars - $
Colattao Coffee House at 1115 Independence Boulevard does good coffee and a good breakfast. Try the tiramisu latte or the churro latte with a chocolate croissant or the crumb cake. It’s closed on Mondays.
YamaChen’s Sushi – Sushi – 4.6 Stars - $$
YamaChen’s Sushi at 750 Independence Boulevard is the neighborhood sushi spot, with lunch combos on weekdays, a long list of rolls, sashimi and poke bowls.
Cinema Café Pembroke Meadows – American – 4.5 Stars
In the mood for dinner and a movie? Cinema Cafe Pembroke Meadows at 752 Independence Boulevard serves pizza, burgers and drinks at your seat while the film runs. It’s an easy date night a few minutes from home.
Shopping Centers near Aragona Village
Your shopping is along Virginia Beach Boulevard and Independence Boulevard, a few minutes from any street in the neighborhood. There’s a Walmart Supercenter at 4821 Virginia Beach Boulevard and a Target at Pembroke Square.
The Food Lion at 748 Independence Boulevard is the closest full grocery store, open 6 a.m. to 11 p.m. every day, with a produce section people like.
Pembroke Square at 4554 Virginia Beach Boulevard, the old Pembroke Mall, is partway through a big redevelopment that adds apartments, a hotel and senior housing. Target, Kohl’s and Nordstrom Rack are still there, and Jason’s Deli and LongHorn Steakhouse are among the places to eat.
Aragona Village Shopping Center at 4839 Virginia Beach Boulevard is the strip center at the south edge of the neighborhood, with small restaurants, shops and services.
Next door at 309 Aragona Boulevard, Aragona Village Shoppes has three local favorites: Bodacious Pizza & Grill (4.6), This Old House Japanese Restaurant for sushi (4.7) and The Big Grill for breakfast and burgers until 2 p.m. (4.5).
Recreation, Nature & Parks near Aragona Village
For time outside, you don’t need to go far. The golf course, the neighborhood park and the city rec center are all a few minutes away.
If you golf, Cypress Point Country Club at 5340 Club Head Road is a semi-private, 18-hole championship course designed by Thomas Clark, set right beside Lake Lawson and Lake Smith.
Aragona Village and Christ Presbyterian Church Park
The neighborhood park is at 728 Aragona Boulevard, with a playground, swings, a basketball court and open green space. It’s open 7 a.m. to 8 p.m.
Williams Farm Recreation Center at 5252 Learning Circle is the city rec center closest to Aragona Village, with a gym, an indoor pool and personal trainers, and a membership gets you into the other city rec centers too. It opens at 5 a.m. on weekdays.

Health care is close: a 24-hour emergency department on Independence Boulevard, and urgent care and a family practice on Virginia Beach Boulevard.

Sentara Independence at 800 Independence Boulevard has an emergency department open 24 hours a day, staffed by board-certified emergency physicians, a few minutes from any house in the neighborhood.
Sentara Urgent Care
Sentara Urgent Care at 4701 Virginia Beach Boulevard takes walk-ins for illnesses and injuries that don’t need an ER, with lab work, X-rays and physicals. It’s open 8 a.m. to 8 p.m. on weekdays and 8 to 4 on weekends. It was Velocity Urgent Care until 2025, which is why the old sign still shows up in photos.
TPMG Independence Family Medicine
TPMG Independence Family Medicine at 4421 Virginia Beach Boulevard is a primary care practice for patients of all ages, with physicals, sports physicals and care for both new and ongoing conditions. It’s open weekdays.
Schools That Serve Aragona Village Addresses
Aragona Village is in Virginia Beach City Public Schools, and every address we checked is zoned for Bayside High. Below high school, the neighborhood splits.
How the School Zones Split
Aragona Village splits about in half. The north half is zoned Luxford Elementary and Bayside Middle. The south half, closer to Virginia Beach Boulevard, is zoned Pembroke Elementary and Independence Middle. Both halves go to Bayside High. Run the exact address through the Virginia Beach City Public Schools zone lookup before you make an offer.
Bayside Middle School
Bayside Middle School takes the Luxford side of the neighborhood for grades six through eight. The Pembroke side goes to Independence Middle instead.
Bayside High School
Bayside High School serves every Aragona Village address and is home to the city’s Health Sciences Academy, with Advanced Placement courses on offer.

Established Streets and Low Flood Risk
Mature oaks line the interior streets, and almost none of the recent sales we checked sat in a FEMA flood zone, so most buyers here won’t need flood insurance. There isn’t much nightlife beyond the restaurants, but Town Center is a few minutes away when you want it.
