Croatan is the oceanfront neighborhood just south of Rudee Inlet, a few dozen streets between the Atlantic and Lake Wesley with Camp Pendleton as its southern fence. The beach is three quarters of a mile of public sand with two surfing zones, no boardwalk and no hotels, and the Oceanfront’s resort strip is about five minutes north by car. The houses are a mix of 1950s cottages and the much larger homes that replaced them, and detached houses here have mostly sold around $1.25 million over the past year based on recent sales, with condos and townhomes near Owls Creek well below that. Life in Croatan, Virginia Beach: Community Overview
Croatan is almost all houses, and almost every one of them is within a few blocks of the sand. The beach is the reason people buy here. It’s public, it has lifeguards in season, and the break beside the Rudee Inlet jetty is the surf spot the rest of the city drives to. Boaters get the other side of the peninsula: Lake Wesley and Owls Creek open onto Rudee Inlet, and the free city ramp at Owls Creek puts you on the ocean in minutes.
The neighborhood has an odd history for a place this settled. A church group bought the land in 1898 for a resort called Chautauqua by the Sea that never got built, and the Croatan Corporation’s 1940s plan for 13 hotels went bankrupt in 1949. The lots were auctioned off and houses went up one at a time from the 1950s on, which is why you’ll see a flat cottage next to a three-story rebuild on the same street. Rudee Inlet cuts Croatan off from the resort strip, so there’s no through traffic, and General Booth Boulevard is the one way in and out.
The Oceanfront is about five minutes north, the Virginia Aquarium sits at the neighborhood’s front door, and Hilltop’s shopping is about 15 minutes away. Jake’s Top Things to Do in Croatan, Virginia Beach
A lot of people find Croatan by renting a house here for a week and not wanting to leave. What you do with your days once you live here is mostly outdoors, and most of it is within a mile of your front door. Here’s what I’d start with.
The Oceanfront
Look at a map and the resort strip is right there, just across Rudee Inlet. You can’t walk to it along the sand, because the inlet cuts straight through, and that one gap is what keeps Croatan quiet. On your side you get the surf break at the jetty, lifeguards in season, and a beach that stays workable on a holiday weekend because there’s only one public lot. When you want the boardwalk, the Neptune statue and the restaurants on Atlantic Avenue, it’s a five-minute drive over the Rudee bridge, and the Oceanfront guide covers that side in full.
Virginia Aquarium & Marine Science Center
The Virginia Aquarium sits at 717 General Booth Boulevard, right at the turn into Croatan, so it’s the closest big attraction to any house here. It opened in 1986, holds about 800,000 gallons across its tanks, and the newer Restless Planet wing added Komodo dragons and a 100,000-gallon Red Sea exhibit. An annual membership pays for itself fast when you live this close; a lot of people here treat it as the rainy-day plan.
Owls Creek Boat Launch
If you own a boat, this is the amenity that sells Croatan. The city’s Owls Creek ramp, next to the aquarium on General Booth Boulevard, has four concrete launch lanes, trailer parking with an overflow lot across the road, and no launch fee, and it runs out through Owls Creek to Rudee Inlet and the ocean. Check the tide before you go, because the creek gets thin at low water. Kayaks and paddleboards launch from the same spot.
Jake’s Local Favorites & Best Restaurants in Croatan Virginia Beach
There are no restaurants inside Croatan, and that’s by design. The ones people here use are a few minutes up General Booth Boulevard or across the inlet at the south end of the resort strip. Here are the four I’d send you to first.
Taqueria Jessy’s – Mexican – 4.4 Stars - $
Taqueria Jessy’s at 1021 Virginia Beach Boulevard is the taco stop, about ten minutes from Croatan near Birdneck Road. It’s a strip-mall spot with a long menu of tacos, tortas and burritos, big portions, a real bar with margaritas, and music loud enough to make a Tuesday feel like a night out. Open for breakfast too.
Angelo’s – Italian – 4.6 Stars - $$
Angelo’s Italian Restaurant at 1485 General Booth Boulevard is about ten minutes south, a red-sauce place with New York style pizza, veal and chicken parm and a full dinner menu. It does takeout well, which matters after a beach day when nobody wants to cook. Closed Mondays.
Operation Brew – Coffee and bakery – 4.7 Stars - $$
Operation Brew at 1329 Oceana Boulevard is the coffee and bakery stop on the way to the base, about ten minutes from Croatan. Lavender lattes, avocado toast, croque monsieur and a pastry case that empties by late morning on weekends. It opens at 7, there’s Wi-Fi, and the patio takes dogs.
Lendy’s Cafe – Wings and Bar Food – 4.4 Stars - $
Lendy’s Cafe at 1581 General Booth Boulevard has been doing wings since 1987, and the wings are still the order, with the homemade ranch on the side. It’s a sports bar with 18 regional beers on tap, TVs for the game, a she-crab soup people drive for, and music bingo and trivia on weeknights. Ten minutes from Croatan.
Local Health Care
Nothing medical is inside Croatan, but the places you’d use are 10 to 20 minutes out on General Booth Boulevard and First Colonial Road. Here’s where people here go.
Virginia Beach Family Medical Center
Virginia Beach Family Medical Center at 940 General Booth Boulevard is the closest primary care office, about five minutes from the neighborhood. It’s a community health center run by Southeastern Virginia Health System, with weekday hours and a late evening on Tuesdays.
Sentara Princess Anne Hospital
Sentara Princess Anne on Princess Anne Road is the newer of the two Sentara hospitals you’d use, about 20 minutes south and west, with a full emergency department and 174 beds. The closer ER is Sentara Virginia Beach General on First Colonial Road, about 15 minutes up the road, which is also the Level III trauma center for this side of the city.
Coastal Vet
Dogs are a big part of Croatan life, and the city lets them on this beach before 10 and after 6 in summer and all day the rest of the year. The vet most people here use is Coastal Vet at 405 30th Street, across the inlet near the Oceanfront, a membership-based practice started in 2022 that gives members 24-hour access, routine care and urgent visits. There’s a second location at Red Mill.

Shopping Centers Near Croatan, Virginia Beach
There’s no store inside Croatan, not even a corner market, so every errand is a drive. The good news is that three very different shopping areas sit within about 20 minutes.
Regal Strawbridge Marketplace
Strawbridge Marketplace at 2133 General Booth Boulevard is about ten minutes south, with the Regal cinema that opened there in 1997, a grocery store, and a row of restaurants you’ll end up using: Kelly’s Tavern, The Egg Bistro and Lucky Oyster. The Shops at Hilltop
Hilltop, about 15 minutes north on First Colonial Road, is where Croatan does its real shopping: The Fresh Market, Trader Joe’s and Target are all in the Hilltop cluster, with the Shops at Hilltop‘s smaller stores and restaurants in the middle of it.
Town Center
Town Center, about 20 minutes away by the expressway, is the city’s downtown: the Sandler Center, the bigger restaurants, Whole Foods and the specialty shops. It’s an evening out rather than an errand from Croatan.

Recreation, Nature & Parks in Croatan, Virginia Beach
Croatan Beach is the main event: three quarters of a mile of public sand from the Rudee Inlet jetty to the Camp Pendleton fence, with lifeguards in season, surfing zones at both ends, and the city lot at 920 Vanderbilt Avenue. A few other places are worth knowing about before you move in.
Lake Wesley
Lake Wesley is the tidal lake on Croatan’s west side, part of the Rudee Inlet system, so it’s salt water with flounder, speckled trout and red drum in it, not a freshwater pond. Kayaks and small boats get in at the Owls Creek ramp. Some of the houses on the lake side have their own docks, which is a different purchase from an ocean-side house.
Ocean Breeze
Ocean Breeze Waterpark at 849 General Booth Boulevard is the city’s water park, a couple of minutes from Croatan, open daily from Memorial Day to Labor Day. There’s a million-gallon wave pool, the quarter-mile Adventure River, a run of slides and a pirate-themed play area for small kids, and parking, tubes and sunscreen are included in the ticket.
Lake Christine
Lake Christine sits just south of the neighborhood inside Camp Pendleton, the State Military Reservation. It isn’t a civic league lake. Fishing and small boats are allowed under an agreement with the post, and Croatan residents can get on the water with a fishing pass from Camp Pendleton as long as they stay off the land. Ask the civic league for the current policy before you count on it.
Schools Near Croatan, Virginia Beach
All of Croatan is zoned for W.T. Cooke Elementary, Virginia Beach Middle and First Colonial High, and none of the three is in the neighborhood, so every one is a bus ride over the Rudee bridge. Zones can move, so check your exact address with Virginia Beach City Public Schools before you write an offer.
W.T. Cooke Elementary School
W.T. Cooke Elementary at 1501 Mediterranean Avenue, near the Oceanfront’s south end, is the zoned elementary for Croatan, kindergarten through fifth grade. It’s about five minutes away across the inlet.
Virginia Beach Middle School
Virginia Beach Middle School at 600 25th Street is the zoned middle school, grades six through eight, a few blocks off the Oceanfront about ten minutes from Croatan.
First Colonial High School
First Colonial High at 1272 Mill Dam Road, near Hilltop, is the zoned high school, about 15 minutes from Croatan. It runs a full Advanced Placement program and the Legal Studies Academy, one of the district’s application-based academies.

Detached houses in Croatan have mostly sold around $1.25 million over the past year based on recent sales, and the oceanfront and lakefront rebuilds go well past that. The way in under a million is the condos and townhomes on the Owls Creek side of the neighborhood, which bring the overall median down to about $720,000. About one home in eight here sits in a FEMA flood zone, so the elevation certificate matters. You Love the Water
Two surfing zones, one at the jetty and one at the Camp Pendleton end, and lifeguards in season. On the other side of the peninsula you’ve got Lake Wesley for kayaks and fishing and the Owls Creek ramp for anything bigger. Few places in the city put the ocean and a boat ramp within a mile of each other.
Community Feel
The Croatan Civic League has more than 300 member households and runs the neighborhood’s calendar: a Spring Fling, a Halloween parade and block party, a fall dinner, a book club and a walking club, plus a monthly newsletter and the supplemental security patrol residents pay for. Few civic leagues in the city do this much.
It Holds Its Value
Supply is the whole story. Croatan has a fixed number of lots, no way to add more, and the ocean on one side and a military base on the other, so the houses that come up for sale each year can be counted on two hands. NAS Oceana and Dam Neck are about ten minutes away, which keeps a steady line of buyers at the door.

Yes, with a clock. From the Friday before Memorial Day through Labor Day the city allows dogs on Croatan’s sand only before 10 in the morning and after 6 in the evening. The rest of the year they’re welcome all day, leashed or under real voice control. That’s a better deal than the resort beach between Rudee Loop and 42nd Street, where dogs are banned all summer. Pick up after them. The civic league notices.
Croatan or Sandbridge, which is the better buy?
Depends how far you want to be from everything. Both are beach neighborhoods without a boardwalk. Croatan is five minutes from the Oceanfront, ten from Oceana, and its lots are small and mostly built out. Sandbridge is 20 minutes further south, bigger houses on bigger lots, heavy on short-term rentals, with one road in that backs up on summer Saturdays. Prices overlap in the middle. Croatan holds the premium for proximity; Sandbridge holds it for the view. The Sandbridge guide has the other side of that argument.
Why is it called Croatan?
It’s the word the Roanoke Island colonists left carved on a post in 1590, the only clue to where the Lost Colony went, and a developer borrowed it. A church group bought this land in 1898 for a resort called Chautauqua by the Sea that was never built. In 1946 a Richmond company bought the tracts, renamed itself the Croatan Corporation, planned 13 hotels, and went bankrupt by 1949. The lots were auctioned that July and the houses came one at a time after that. No hotels were ever built. That’s the whole reason it looks the way it does.
