Frequently Asked Questions About Salem, Virginia Beach

Roughly 20 minutes with the roads clear. Salem, Virginia Beach sits in the southwest of the city around Salem Road and Lynnhaven Parkway, so the run to the resort strip goes out Dam Neck Road or up Lynnhaven Parkway to I-264. And a July weekend adds a good deal to that. Sandbridge isn’t much different, a comparable drive south by way of Princess Anne Road. What the area gives up in beach proximity it gets back in lot size, garages and newer construction.
Heavy at the school bells and again at rush hour. Salem, Virginia Beach has no interstate of its own, so Salem Road, Lynnhaven Parkway and Dam Neck Road carry everything, and the school campuses stacked along Salem Road load those lanes twice on every weekday. Weekend tournaments pile on top. The Sportsplex and the Princess Anne Athletic Complex draw regional events onto the same roads you’d use to leave. Lynnhaven Parkway is the outlet toward the mall and the interstate. And it’s the first road to clog.
Yes. Most of Salem, Virginia Beach went up across those two decades along Salem Road and Lynnhaven Parkway, which means plenty of houses are now on a second roof and a second heat pump, and builder grade windows and vinyl siding from that era are often the biggest line item still waiting to be funded. Sunrooms and closed in garages are common (and not always permitted). A water heater from the 2000s isn’t going to last much longer. The attic tells the roof’s story better than the shingles do.
Some do and some don’t, plat by plat. Salem, Virginia Beach is a set of separate subdivisions built at different times, so one street in Salem Woods may sit under recorded covenants with dues and architectural review while the next block over answers to nothing beyond city code, and the townhome and condo rows along Lynnhaven Parkway nearly always carry an association with monthly dues. The recorded documents in the city’s land records settle it, not the listing field, and the reserve study says whether those dues will hold.
Most of them, with an attached garage. Salem, Virginia Beach filled in through the late 1980s and 1990s, with two story colonials and one or two car garages on graded lots off cul de sacs. Yards are level and fence easily. Drainage swales run along many rear lines. Plenty of those garages were later closed in as living space, which changes the recorded square footage and removes the storage you counted on. The tax card usually shows it. But a floor plan can’t show what’s behind the door.
Salem is a district, not a recorded plat. The area filled in section by section, so listings surface under names like Salem Woods, Salem Lakes and Glenwood, and a search on Salem alone will miss homes you’d have wanted to see. City property records show the recorded subdivision, the year built and the lot size for any Salem, Virginia Beach address. Covenants and dues follow that plat, never the district label.
Short, and that’s a real draw for this part of town. Salem, Virginia Beach sits between Dam Neck Road and Princess Anne Road, which puts Naval Air Station Oceana and the Dam Neck Annex within a straightforward drive, while Landstown Commons, Princess Anne Commons and the Sportsplex are closer still. I-264 comes by way of Lynnhaven Parkway. Princess Anne Road backs up badly at rush hour near Landstown. So do the lights where Dam Neck meets Princess Anne.
Southwest side of the city, built up along Salem Road and Lynnhaven Parkway between Dam Neck Road and Princess Anne Road. No interstate runs through it, so Lynnhaven Parkway is the way out toward the mall and I-264. Naval Air Station Oceana is a short drive. The Oceanfront’s about 20 minutes. And Salem isn’t one platted subdivision. It’s a name people use for a whole cluster of them, which is why the listings carry so many.
Start with The Roads Bistro on Princess Anne Road, small plates and live music, 4.7 on Google. Back Bay Farmhouse is the brewery pick, a 1912 farmhouse on Kempsville Road at 4.6. Jose Tequilas on Lynnhaven Parkway runs 4.4, and the portions are big. Dirty Buffalo’s the wing spot, 4.3, the one on South Independence. All four are local. Not a national chain in the bunch.
The big two are the Sportsplex and the amphitheater. Veterans United Home Loans Amphitheater seats 20,000 and books national tours all summer, and the Sportsplex hosts football and soccer and is a training site for the U.S. women’s field hockey team. Both load the same roads on event nights. The Virginia Beach Farmers Market is a few minutes away on Dam Neck Road, and Salem Woods Park has open fields and a fenced dog park. Kempsville Rec Center’s a short drive for the indoor pool and gym, and Lynnhaven Mall has AMC with IMAX for a rainy day. Most of it’s ten minutes or less.
Depends on the street, and at the elementary level it usually isn’t the school with Salem in the name. Most of the neighborhood feeds Glenwood Elementary or Rosemont Forest Elementary, then Salem Middle and Salem High, while some streets on the edges go to Landstown Middle and Landstown High. Salem Elementary covers only part of it. Even the Salem Middle and Salem High campuses sit inside Glenwood’s elementary zone. Check the exact address with Virginia Beach City Public Schools before you write an offer.
