Red Mill is a suburban neighborhood in the south end of Virginia Beach, set near Princess Anne Road and Upton Drive, with most of its shops and restaurants along General Booth Boulevard. Its commercial anchor is Red Mill Commons, which handles most everyday errands, and both Sandbridge and the Oceanfront are a short drive away. The area is quiet and largely residential, with good access to the military bases and to Virginia Beach’s parks and natural areas – close to the coast without sitting in the tourist strip. Housing is a mix of newer construction and established resale homes, so inventory ranges from recent builds to long-settled streets.

Located near Princess Anne Road and Upton Drive, Red Mill, Virginia Beach, is a conveniently located area of the city. It’s noted for its community pools and parks, and many of its best restaurants are locally owned and operated. You’ll also find the area has great access to Sandbridge Beaches, making a day trip to the oceanfront something you can do often. Exploring the Red Mill, Virginia Beach neighborhood, you’ll find a few specific fun things to do close to home. This is a very walkable, upscale, suburban area, with some smaller neighborhoods hosting events and community holiday celebrations. However, these are the ones worth your time.
Back Bay Wildlife Refuge
Back Bay Wildlife Refuge is an exceptional way to spend time, whether you like to hike, kayak, or just watch nature. It is one of the area’s main draws, and most people will spend some time here. You can fish, boat, or bike. You can swim and have a picnic on a quiet afternoon, or relax floating
in the bay.
Red Mill Commons
Red Mill Commons is as much a gathering place as a shopping center – an easy walk on a nice afternoon, with several of the area’s better restaurants around its edges. The full tenant rundown is in the shopping section below.
Hunt Club Farm
Hunt Club Farm is a few minutes outside of the Red Mill, Virginia Beach neighborhood, and it is one of the best locations for families throughout the year. This is a family-owned and operated farm with more than 50 acres of things to do. Your children may head here on a field trip for the educational opportunities! However, you’ll probably make it a holiday tradition, including picking pumpkins in the fall. There’s a full petting zoo and bird aviary here as well. Go see the baby goats!

Like life in Lynnhaven, where convenience meets charm, the Red Mill, Virginia Beach neighborhood, has lots to choose from when it comes to food. You’re sure to find all of your favorite chains here (think everything from Crumbl to Outback Steakhouse). However, the ones worth seeking out are a bit more local. Here are our favorites.
Shorebreak Pizza – Pizza – 4.8 Stars - $$
It’s a pizza restaurant that’s also an excellent family-friendly destination for meals on school nights or drinks with friends after a game. The Ruben sandwich is excellent, but you’ll also find tacos and salads here. If you want somewhere for pool, football games, and treating the kids after baseball, head here.
Sage Kitchen – American – 4.3 Stars - $$
Super affordable and relaxing, Sage Kitchen is a favorite for gatherings. Having a birthday party here is great. Its menu is pretty diverse, offering everything from salads and poke bowls to Anderson’s Famous Chicken Salad Sandwich. Also, stop by for a wellness shot when you need a pick-me-up.
Whiskey Kitchen – Pub – 4.6 stars - $$
This fun and rustic warehouse-style pub is an excellent experience when you want comfort food, good friends to watch the game, and regional brews. It is also known for its whiskey cocktails – and a couple pack more of a punch than you’d expect. There’s also excellent outdoor seating.
FireBrew – American – 4.6 Stars - $$
FireBrew Bar & Grill has a bit more of an upscale feel, but there’s no pretentiousness here. In fact, there’s a self-serve wine station that makes it a more unique experience. The food is solid American cuisine like crispy pizza and burgers. It stands out for its vibe. It’s relaxing, welcoming, and you’ll feel good bringing the whole family here.
Civil Libation Bistro – Upscale American – 4.7 stars - $$$
For a more upscale experience, where you’ll enjoy filet and martinis, check out Civil Libation Bistro. For brunch, make this your go-to option. The cocktails are also excellent, and they are noted for using the finest quality ingredients in their American fare dishes. A reliable option overall.
Lucky Oyster Seafood Company – Seafood – 4.5 Stars - $$$
Excellent quality makes Lucky Oyster the local standard for seafood. It’s a rustic setting with a grill and bar area. There are some excellent happy hour discounts most of the time. It’s not all seafood either. Though the Bacon Wrapped Sea Scallops are hard to beat, the wings are excellent, too.
Jose Tequila’s Mexican Grill and Cantina – Mexican – 4.6 Stars - $$
It’s hard to find anything better than a big serving of Mexican cuisine, and Jose Tequila’s is the local favorite in the Red Mill, Virginia Beach neighborhood. There’s a fireplace and a private dining room, too.
The Egg Bistro – Quick Service Breakfast – 4.8 stars - $$
There’s no reason to go to a fast food location for breakfast when you can visit The Egg Bistro over on General Booth Blvd. It is a weekend breakfast institution (and it’s only open for breakfast and brunch each day). Weekday meetings, weekend brunch with friends, or a late breakfast with the kids – are all good reasons to check out the Southern comfort menu here.

Numerous shopping centers in Red Mill make it easy enough to get anything you need. If it’s not in Red Mill, Virginia Beach, directly, it’s definitely close by. The following are some of the most common shopping centers in Red Mill for most needs, but don’t overlook the smaller strip malls and individual stores that dot the landscape in this area.
Red Mill Commons
Red Mill Commons is the area’s main shopping destination: a large regional center off Nimmo Parkway, open since 2001, with Home Depot, Target, Walmart and TJ Maxx anchoring more than 80 stores, restaurants and services. Smaller tenants include Michaels, Five Below, Mattress Firm, Dollar Tree, Book Exchange and HOTWORX. For most people living in Red Mill, this is where the weekly errands get done.
Walmart Supermarket
Walmart Supermarket is a part of the Red Mill Commons area, one of the largest shopping centers in Red Mill. It’s a full-service Walmart with groceries and home goods.

One of the best parts of living here is the outdoors. The Red Mill, Virginia Beach neighborhood, is only a short drive from the beaches and larger park systems, including First Landing State Park. However, nestled into the community are numerous playgrounds, open green spaces, and walkable streets perfect for a relaxing day outdoors. Here are some of the best.
Red Mill Farms Park
Red Mill Farms Park is an excellent choice for getting the kids’ energy out. It’s a big playground with swing sets and ball fields. There is a shared-use path located here, adjacent to the nearby neighborhood. It’s also where softball tournaments take place each year. Located right on Sandbridge Road, it’s super easy to get from the park to other areas of the region.
Red Wing Park
Located a bit further away is Red Wing Park, a much larger, 97-acre park on General Booth Blvd. This is an excellent park for when you want to spend time outside. It’s also where the sought-after Cherry Blossom Festival takes place each year. If you live in the Red Mill, Virginia Beach neighborhood, you’ll want to be around in April and May for those blooms. The park itself has tennis, pickleball, volleyball, and basketball courts. There’s a Miyazaki Japanese garden here, the Bee City USA Pollinator Garden, a dog park, and a therapeutic cradle swing seat.
Princess Anne Rec Center
Princess Anne Rec Center is on Nimmo Parkway and is a large community rec center. There’s a pool here, weight rooms, and cardio programs. There are racquetball courts, a sportwall, adult billiards, a submersible wheelchair ramp, and an indoor play area, among other items, and many activities are available.
Top Schools Near Red Mill, Virginia Beach
Red Mill is served by Virginia Beach City Public Schools, and the area sits across more than one attendance zone. Most of the neighborhood feeds Red Mill Elementary, Princess Anne Middle, and Kellam High School on West Neck Road, while the northern and western streets fall to Three Oaks Elementary and, at the high school level, Ocean Lakes. The assigned schools can change from one street to the next, so it’s worth checking your exact address with the district before you make an offer. Three Oaks Elementary School

Kellam High School
